Q. How can tiny houses be used?
A. Tiny homes can be fitting for a number of uses. This chart outlines a few of the uses for tiny homes.

Close, but independant housing for Parents
To give an elderly parent a place of their own that is still close to the family. You can install a ramp and elderly accessible features

For that child that won’t leave the nest...or keeps coming back.
Life situations change, sometimes family members need a place to land — a separate place to land
Starter Home
A starter home which can be added to later as money is available.
Student Housing
a tax deduction for the parents and cool, cost-efficient place to live for the scholar, usually with great re-sale value and appreciation
Bed and Breakfast Expansion
A cost effective way to add rooms without an expensive expansion of the main house.
Rental for Passive Income
Tiny houses such as we build would rent from $300 and up in the Rockbridge County, Virginia area.
Vacation Home
A get-a-way next to a lake, or get-away cottage in the country. Tiny houses can often be set on site, often where other houses could not be placed.
Home Office or Professional Space
Need a separate place where you can work, concentrate and keep your office intact without kids or other interferences? Additionally, the tax code can allow 100% deduction for detached home offices.
Home Nursing Care
Give your day nurse to have a private place to stay overnight if necessary, while still being close by. An intercom helps monitor activity or needs.
Guest House
For those people you love to see — but would prefer they have their own room. Especially when they show up for a “week or so....”

An “away-space” of one’s own: art studio, pout-house, hobby hut, writer’s nook, etc.

These tiny homes can be used as a full-time home. They are well built, well insulated, and easily heated and cooled.


Q. I want to retire and will soon have a fixed income. Will a tiny house help me live within my means?
A. Perhaps, this is a question of your life-style choices. Smaller houses are more efficient to heat and cool than larger homes and can save lots of dollars on utilities. They have smaller repair and maintenance requirements and often property taxes are less. Most folks don’t realize that much of their house simply stores stuff — in heated and cooled space. This is usually stuff that they really don’t use in their day-to-day lifestyles and things that do not need to be stored in living space.

Q. I don’t have a lot of money now. Can my tiny house be added on to in the future?
A. Many tiny homes could be easily added onto in the future. Further additions to your home could be made based on your preferences and means.

Q. What will my neighbors think about tiny houses?
A. Resistance sometimes comes from neighbors who are concerned that cottage-style homes will lessen the value of their larger houses. We have found that our up-scale, tiny houses are so architecturally appealing that they blend into the existing neighborhoods and become attractive assets. They can increase the value of the homes, and the neighborhood.



Building Codes:

Q. I own a lot in town. Can I put a tiny house on that lot and still meet the building code?
A. In most cases the answer might be Yes. Most city ordinances and regulations allow for guest cottages and granny units that can be built on an existing lot and tied into the sewer and water connections.

We recommend that you consult with your local building authority about codes in your area before purchasing a tiny home.

A. Currently there are very few tiny house cottage communities, but we expect some to be developing. We will have a link on our website for tiny house and cottage communities as they develop.
